Do I need to get my own building permit?

No, we jump through hoops so you don’t have to! Our production manager will meet with the municipality, whether city or county, we meet with the planning department and pull all the necessary permits. Once the project begins, we will also schedule all of the city or county inspections and meet with building inspectors during each phase of your project. We’ve got this!

How does a Fixed Fee contract work?

You have complete control of your investment. Our fixed-fee construction contract provides cost certainty by setting a predetermined price for the entire project. This ensures transparency, minimizes financial risk, and aligns contractor incentives with efficient project management. Our clients benefit from clear budgeting, while JS Design + Build focuses on delivering quality work within scope and timeline constraints.

Who is the general contractor?

JS Design & Build is a long standing fully licensed, insured and bonded general contractor. You can find us on the California Contractors State Licensing Board by searching with our contractor license number #832590.

Will you work with my architect, general contractor or interior designer?

No. Working with our team ensures seamless continuity for your project. We assume all liability for your project and perform the work to the highest standards. Our team is on your project from day one!

Do you have your own crew?

We have our own field crew that handles all of the demo, framing and finish carpentry. Our head carpenter has been with the company for over fifteen years and is a highly skilled craftsman. We use our vetted and trusted partners for all other trades.

Who orders the finish materials (plumbing, lighting, etc.)

During the Design + Budgeting Contract, we select all of the finish materials including cabinets, countertops, tile, flooring, lighting and plumbing fixtures that are in line with your aesthetic and budget. After the Home Improvement Contract is signed, our project administrator begins ordering the materials. At arrival, they are inspected, labeled and stored safely in our warehouse until required on site. You don’t have to worry about any of it!

What happens during the construction phase?

Clients are kept well-informed through our dedicated full-service project managers, designers, and advanced project management software, ensuring confidence every step of the way. You have access via desktop or app to your Daily Logs, Project Schedule and Progress Photos as well as any change orders and project invoices. We’re on it and we want you to know we got this!

What areas do you perform work?

We focus on serving Napa & Sonoma counties. From the city of Napa, points north and adjacent counties, depending on the scope of work.
